New Lease Postings 12-30-09

Arizona

Phoenix, AZ- Polsinelli Shughart PC signed a 10-year lease deal for 45,000 square feet at the CityScape building in Phoenix. The law firm is taking occupancy of the 17th and 18th floors in June of 2010. It is the fifth law firm to sign on with CityScape. The 27-story office tower building at 1 E. Washington St. is in the heart of downtown Phoenix, across from the Phelps Dodge Corp. building. Currently under construction, the building is due to deliver in March 2010. Jerry Roberts, Corey Hawley and Jim Fijan of CB Richard Ellis represented the landlord, RED Development.

California

Carlsbad, CA- Premier Nutrition Inc. leased 19,343 square feet of warehouse space at 6215 El Camino Real in Carlsbad, CA, for five years. Built in 1999, the flex building totals approximately 99,495 square feet, and is situated within the NorthPointe Tech Center. Pure Fitness Health Club occupies remainder of the space. Premier provides nutrition products, such as nutrition bars, protein and other health supplements. El Segundo, CA- Nexon America, an online gaming company and creator of interactive entertainment software, leased 37,772 square feet of office space at 222 N. Sepulveda St. in El Segundo, CA. The lease term was for five years and is valued at approximately $4.4 million. The 24-story building was built in 1974 and is part of Pacific Corporate Towers. It will occupy the second and third floors as its North American headquarters. Grafton Tanquary and Erin Grannis of CB Richard Ellis represented the landlord, Pacific Corporate Towers LLC.

Long Beach, CA- Magellan Cold Storage Co. signed a five-year, 46,000-square-foot industrial lease with an additional five-year option. The company will occupy the entire building at 3100 E. 29th St. in Long Beach, CA. In-Store Services owns the 46,000-square-foot property. It was built in 1973 and is the former home to Express Transport Solutions. Greg Gill and Brandon Carrillo of Lee & Associates represented In-Store Services. John Burns of McKenna & James represented Magellan.

Los Angeles, CA- Unical Aviation is relocating its corporate headquarters and warehouse, signing a long-term lease for a facility in City of Industry, CA. The deal is valued at $20.6 million. At 467,119 square feet, it is the largest industrial lease in Los Angeles and Orange Counties this year. Located at 680 S. Lemon Ave., the warehouse was built in 1987 and was formerly occupied by Circuit City. Occupancy is slated for summer 2010. The move is a major expansion for Unical Aviation, which currently occupies a 127,000-square-foot facility in Irwindale, CA.

Palo Alto, CA-Facebook agreed to sublease approximately 265,000 square feet in four R&D buildings at 1050 Page Mill Road in Palo Alto, CA, from Beckman Coulter Inc. The flex buildings are located within Stanford Research Park and are owned by the university. Three of the facilities were constructed in 1956, with the fourth added in 1971. Doug Beck, James Fletcher, Michael Frost and Matt Von der Ahe of CB Richard Ellis represented the sublessor in this transaction.

San Francisco, CA- LS9 Inc. signed a deal to fully occupy 600 Gateway Blvd. at The Gateway Technology Center in South San Francisco, CA. The privately held industrial biotechnology company is scheduled to move into the two-story, 50,400-square-foot facility by the second quarter of next year. Building Three, the office property at 600 Gateway Blvd., was built in 1998 at The Gateway, a hub for biotech and R&D users. John Held, Connor Deal and David Black of CB Richard Ellis represented the owner, Alexandria Real Estate Equities, while Mark Pearson of CresaPartners represented LS9.

Connecticut

New Haven, CT- Achillion Pharmaceuticals has cancelled a portion of its lease at the George Street Technology Center in New Haven, CT. The drug developer is surrendering about 5,000 square feet of its 40,000-square-foot space to the landlord, a joint venture of Winstanley Enterprises Inc. and Yale University. Achillion has agreed to vacate the premises by March 15, 2010. The landlord is providing Achillion with $50,000 to help cover moving costs.

Trumbull, CT- St. Joseph College leased 36,500 square feet in the XL Center in Hartford 21 at 241 Trumbull. The all women’s college will have its pharmacy school at Hartford 21 opened for the 2010 school year. It plans to occupy the space by next June. The three-story, 162,257-square foot office building was built in 2006. The property features almost 56,000 square feet of retail on the first floor. Jonathan Putnam of Cushman & Wakefield of Hartford represented St. Joseph College. Joel Grieco also of Cushman & Wakefield represented the landlord, Northland Investment Corp.

District of Columbia

Washington, DC- The Internal Revenue Service leased 167,000 square feet at 77 K St. NE in Washington, DC. The federal agency will take floors one through six at the 11-story building. The IRS will relocate from 500 N. Capitol St. NW, an eight-story, 183,129-square-foot, Class B office in Capitol Hill owned by 500 North Capitol LLC and managed by JBG Cos. Owner Brookfield Properties Management LLC developed the Class A, 335,870-square-foot office property at 77 K St. last year. With the IRS deal the NoMa property is now 51 percent leased. Henry Chapman and Leroy Battle of CB Richard Ellis represented the IRS. Darian LeBlanc, Dick Hadsell and Allison Berry of Cassidy & Pinkard Colliers represented the owner.


Florida

Boca Raton, FL- Summit Brokerage Services, a securities and investment company, signed a seven-year lease for 17,808 square feet at 595 S. Federal Highway in Boca Raton, FL. The five-story office building totals 82,998 square feet was built by Bryason Realty Corp. in 2003. Bryason sold the building in 2005 for $37.2 million to private investors, but are still managing the property. Summit Brokerage Firm's lease includes the entire fifth floor, which totals 13,554 square feet, and 4,254 square feet on the 2nd floor. Charles Shane from Bryason represented both the tenant and landlord.

Georgia

McDonough, GA- Viega North America leased 255,070 square feet at 150 Greenwood Industrial Parkway in McDonough, GA, for seven years. The plumbing and heating technology manufacturer is set to move into the space in second quarter 2010. Built in 2006, the 867,000-square-foot industrial building is in ProLogis Park Greenwood. LG Electronics occupies the rest of the building. Rodney Davidson represented the landlord, ProLogis, in-house.


Illinois

Chicago, IL- Hubbell Lighting Inc signed for 82,933 square feet at 1455 Sequoia Drive in Orchard Road Business Park. Emmet Purcell and Tom Pulie with USI Real Estate Brokerage represented the tenant.


Massachusetts


Burlington, MA- Acme Packet leased 123,788 square feet at 100 Crosby Drive in Bedford, MA, DivcoWest's 261,961-square-foot, Class A office property about 18 miles northwest of Boston.

The Burlington-based voice over Internet protocol equipment supplier will relocate its headquarters from 71 Third Ave. where it occupies 75,000 square feet. Investment entity 71 LLC owns the Burlington office building and Nordblom Management Co. manages it.

DivcoWest owns 100 Crosby Drive, a four-story structure on 52 acres in the Lowell/Chelmsford submarket. Technoford LLC sold the 27-year-old building to DivcoWest 2.5 years ago for $61.5 million, or about $235 per square foot. Acme’s move in is scheduled for June 1 of next year


Cambridge, MA- Art Technology Group Inc. (ATG) is expanding its headquarters at One Main Street, Cambridge, MA. The software company has extended its lease of 45,000 square feet, due to expire in December 2011, through 2018. It has also signed for an addition 13,561 square feet in the building, to commence in August 2010. Landlord RREEF America REIT has the rent set to increase by 11% in the first year of the extension, with annual escalations.


North Carolina

Asheville, NC- Volvo Construction Equipment is closing its plant in Asheville, NC, as part of a new consolidation effort to improve operating efficiency. The heavy construction equipment manufacturing facility will cease operations in March 2010.

Volvo CE plans to split up the production currently done in Asheville into three other existing plants. The company is moving its manufacturing of cabs for motor graders to its facility in Shippensburg, PA, which is in the process of being expanded. Other operations will be handled at locations in Sweden and South Korea.

Volvo CE employs 228 workers at the 410,164-square-foot Asheville plant, a small number of which will be offered positions in Shippensburg, the company said. Additionally, there could be some positions available at several other Volvo CE locations across North America.


Pennsylvania

King of Prussia, PA- Tosoh Bioscience, a global company that provides diagnostic systems to doctor's offices, hospitals and laboratories, has leased 13,493 square feet of office space at 3604 Horizon Blvd. in King of Prussia, PA. The single-story, 22,500-square-foot office building sits on 3.9 acres in the Renaissance Park office campus. Tosoh Bioscience is taking occupancy in May 2010. Bruce Hartlein represented the landlord, Liberty Property Trust, in-house. Michael Bronstein of CB Richard Ellis represented the tenant.

Texas

Dallas, TX- Oncor signed a deal to relocate its corporate headquarters to 1616 Woodall Rodgers Freeway, a 265,061-square-foot office building in Dallas' central business district. The electricity distributor will move more than 500 workers and consolidate operations in the eight-story property, which is less than a mile from its current corporate location. The company will move from Energy Plaza, a 42-story, 1.03 million-square-foot office tower at 1601 Bryan St. in the CBD owned by entity ZSF/Dallas Tower Trust. Central & Southwest Real Estate Services owns the American Electric Power building at 1616 Woodall Rodgers. Oncor is scheduled to move in the first quarter of 2010. The company cited the stand-alone property's accessibility to public transportation and proximity to the new Woodall Rodgers Park as the reason for its relocation.

Virginia

Virginia Beach, VA- South University leased 32,606 square feet at the Convergence Center IV in Virginia Beach. Occupancy is scheduled for February 2010. The five-story, 92,000-square-foot office building at 301 Bendix Road delivered in May in the Convergence Center business park. USPS Possibly Shuttering 170 Post Offices

According to CoStar Group, the U.S. Postal Service could be closing as many as 170 post offices as it looks to consolidate operations. A study was conducted earlier this year to identify potential cost savings in consolidating 3,300 retail branches in close proximity to one another.

New O & I Leads Week of 12-14-09

California
Stockton, CA- O'Reilly Auto Parts signed a 15-year deal for 519,840 square feet at 3412 Perlman Drive in Stockton, CA. The company will occupy the entire building and will move in once build-outs are complete. The estimated move in date is the second quarter of next year.

Delivered last year, the 519,840-square-foot industrial building is on a 32-acre parcel. The property features 76 loading docks, eight drive-in bays and a ceiling height of 28 feet to 32 feet. The building features heavy power with 2,400 amps.

Bob Taylor of Buzz Oates Cos. represented the landlord in-house. Rob Stephens and John McManus of Cushman & Wakefield represented the tenant.

Illinois
Chicago, IL- The Chetrit Group LLC signed three new tenants to long-term deals at One North Dearborn, the firm’s 17-story, 884,004-square-foot office high-rise in Chicago’s Central Loop.

The largest deal was with Adler School of Professional Psychology, which leased 101,000 square feet on the 15th and 16th floors. Move in is planned for the third quarter of next year. Scott Becker and Phil Utigard of Transwestern represented Adler.

NCS Pearson Inc. inked a 16,000-square-foot deal for 10th floor space. Move in is scheduled for April 1. Peter Block of Grubb & Ellis and Robert J. DeAngelis of Berzine & Co. represented NCS.

Michigan
Troy, Michigan-Dialogue Marketing, a telemarketing services company, signed a 31,848-square-foot, 65-month lease at 300 E. Big Beaver Road in Troy, MI. This will be a relocation of Dialogue's offices from northern Troy. The company is scheduled to move in February. The five-story, 148,977-square-foot office building was built in 1985 and is in the Troy Officentre building park in the Troy South submarket. Glenn DesRosiers of Friedman Real Estate Group represented the landlord, Osprey Management Co. LLC, in the direct deal.

Minnesota
Plymouth, MN- IQor Inc. leased 48,700 square feet in the OTC building at 12755 Highway 55 in Plymouth, MN. IQor, a New York-based debt collection agency, plans to move 550 employees from the Metropoint office to the new location. The company plans to increase its workforce by 60 people, and continue to grow through the end of 2010. The OTC building is two-story, 210,000-square-foot warehouse building.


New Jersey
Bedminster, NJ- Peapack Gladstone Bank leased 40,793 square feet at 500 Hills Drive in Bedminster, NJ. The bank is moving its headquarters to the location in spring 2010. The 97,753-square-foot office building is in the Bedminster Township submarket and was built in 1989. Jodie Matthews and Dennis McConnell of Jones Lang LaSalle represented the landlord. Jim Sousa, George Simson and Rick Barfuss of Weichert Commercial Brokerage Inc. represented the tenant.

Pennsylvania
Pittsburgh, PA- Education Management Corp. (EDMC) is launching a $30 million expansion in the Pittsburgh region, with plans to create about 600 new jobs over the next three years and retain more than 2,500 existing ones.

The private post-secondary education provider has leased an additional 17,589 square feet in its headquarters building, the K&L Gates Center in the Central Business District. EDMC now occupies 135,171 square feet in the 37-story office tower. Grubb & Ellis handled negotiations for the landlord, One Oliver Associates LP. Fischer & Co. acts as the exclusive leasing agent for EDMC in all leases.

Additionally, the company is expanding its 157,555-square-foot online higher education facility at Penn Liberty Plaza II in the Strip District, taking another 27,018 square feet. Move-in is slated for this weekend. The Buncher Co., the landlord, received in-house representation.

EDMC is also building a 41,367-square-foot data center in Robinson Township, PA. The first phase, which will consist of administrative offices, is due to deliver in the spring. The data center should be online by 2011. NAI is handling negotiations for the landlord and a deal is expected to be signed by next week.


Texas
Dallas, Texas- Oncor signed a deal to relocate its corporate headquarters to 1616 Woodall Rodgers Freeway, a 265,061-square-foot office building in Dallas' central business district. The electricity distributor will move more than 500 workers and consolidate operations in the eight-story property, which is less than a mile from its current corporate location.

The company will move from Energy Plaza, a 42-story, 1.03 million-square-foot office tower at 1601 Bryan St. in the CBD owned by entity ZSF/Dallas Tower Trust.

Central & Southwest Real Estate Services owns the American Electric Power building at 1616 Woodall Rodgers. Oncor is scheduled to move in the first quarter of 2010. The company cited the stand-alone property's accessibility to public transportation and proximity to the new Woodall Rodgers Park as the reason for its relocation.

Woodlands, TX-Vitruvian Exploration LLC, an independent oil and gas company, signed a deal for 15,333 square feet in the office building at 4 Waterway Square in The Woodlands, TX. The nine-story newly constructed Class A building totals 232,364 square feet and is in the Houston area. The Woodlands Development Co. developed the property in this year. Vice President Frank Onorato of Grubb & Ellis represented the tenant.


Virginia
Reston, VA- Reston Association, a not-for-profit community organization, leased about 30,000 square feet at 12001 Sunrise Valley Drive in Reston, VA. Penzance owns and manages Reston Corner I, a four-story, 100,000-square-foot office property. The community group will occupy space previously filled by Northrop Grumman, which left about a year ago to consolidate on other existing facilities. Penzance spent $3 million to renovate the 27-year old property and RA is the first tenant. Matt Pacinelli, the director of leasing at Penzance, worked with Terry Reiley, Jeff Roman and Tom Walsh of CB Richard Ellis to represent the owner.

California- San Mateo, CA
American Institutes for Research leased 24,467 square feet in Peninsula Office Park, Building 3 in San Mateo, CA. Move-in is scheduled for next March. The two-story office structure at 2800 Campus Drive was built in 1974 and is one of nine buildings within the Peninsula Office Park. Bill Kurfess of Grubb & Ellis and Alan Guterman of Commercial Property Services represented the tenant. California- Hollywood, CA
Pilgrim Films, a television production company, leased 36,877 square feet of office space at 12020 Chandler Blvd. in North Hollywood, CA. The 65-month deal is the largest lease transaction for a relocating tenant in Tri-Cities so far this year. The four-story office building measures 126,151 square feet and is part of Valley Corporate Center. Steve Salas, Joe King and Bob Safai of Madison Partners represented Pilgrim Films & Television. Nico Vilgiate, Todd Doney and John Murray of CB Richard Ellis represented the landlord, Chandler Corners LLC.


California- Fremont, CA
WaferGen Bio Systems Inc. signed a 66-month lease for 19,186 square feet at 34781 Campus Drive in Fremont, CA. The genotyping, stem cell and cell biology research company will move into PDL Biopharma Building A, a 48,240-square-foot, Class B flex building that is part of Ardenwood Research Center. Rico Cheung and Gregg Domanico of GVA in Redwood City represented the tenant. Mary Hines, Jennifer Berrueta, Rico Cheung of the same office and Chris Rowe of GVA in Santa Clara represented the landlord, LBA Realty.

California- Santa Clara, CA
Harris Stratex Networks inked a 10-year lease for the 128,500-square-foot office building at 5200 Great America Parkway in Santa Clara, CA. The broadband technology developer is relocating 300 employees from San Jose in May 2010.

The two-story office building is part of the Great America Place business park in Silicon Valley. DJM Capital acquired the three-building, 224,000-square-foot campus in 2007 for $42.7 million, according to CoStar information. The investment firm completed an extensive renovation of 5200 Great America last year, and is working with Harris Stratex to reposition the building for LEED certification.

"Our new Santa Clara office building has been designed to both consolidate and expand our specific operational needs as well as provide for future growth," said Harald Braun, president and CEO of Harris Stratex. According to Braun, Harris Stratex required a facility that would reduce its carbon footprint through the use of alternative energy. Additionally, the building's Golden Triangle location factored into the company's decision, he said.

Florida- Miami, FL
Virginia-based Cambridge Development Group will build a $47 million regional testing laboratory for the U.S. Drug Enforcement Administration in Miami, FL.

DEA South Fl. LLC, a joint venture of Galaxy Investments and Halle Enterprises, closed on its purchase of 9 acres in the Beacon Lakes Business Park and construction financing for the 57,055-square-foot facility. The JV hired Herndon-VA based Cambridge Development to provide development services for the project.

Cambridge previously built the special testing laboratory for the DEA near Washington Dulles International Airport in 2001. Cambridge has completed six special-purpose build-to-suit facilities in the last eight years for the General Services Administration, which oversees and manages thousands of buildings for the federal government.

Following 17 months of negotiations, design and permitting, Cambridge plans to break ground in February, with completion expected in mid-2011. The building, held by the GSA under a 20-year lease, will be an analytical testing laboratory, one of nine regional labs operated by the DEA around the country.

Florida- Orlando, FL
Coleman Technologies has signed a 28,084-square-foot lease with Duke Realty Corp. at Millenia Lakes III. The aerospace systems engineering company is relocating its headquarters from downtown Orlando in spring 2010. Located at 5337 Millenia Lakes Blvd., Millenia Lakes III is a 107,204-square-foot Class A building developed by Duke in 2007. Coleman Technologies is taking the entire third floor at the property. Tim Perry represented owner Duke, in-house. Chris Sproles of CB Richard Ellis represented Coleman Technologies in the deal.

Florida- Jacksonville, FL
Comcast of Greater Florida/Georgia Inc. signed a 106,253-square-foot office lease that will move its Jacksonville, FL, headquarters to Deerwood North business park. The cable, entertainment and information products company will occupy 80 percent of the building at 4600 Touchton Road for the next 11 years. Move in is scheduled for next year. Comcast will relocate from 6805 Southpoint Parkway. Flagler owns 4600 Touchton, a five-story, 135,283-square-foot property. It is one of four buildings at the 500,000-square-foot Deerwood North development. Ross Carrier with Flagler was the landlord's in-house representative. David Fahey of Binswanger represented the Comcast.


Georgia- Atlanta, GA
Goodman, McGuffey, Lindsey & Johnson LLP signed a long-term lease to renew and expand its office space at Tower Place 100 in Atlanta. The law firm will occupy 21,120 square feet. The tenant has been in the building for 15 years and its current lease does not expire until September 2012.


Illinois- Chicago, IL
RTC Inc. signed a 12-year, 503,200-square-foot lease with Duke Realty Corp. at Crossroads V in Romeoville, IL. The global retail marketer and product display manufacturer will relocate 3101 Kedzie Ave. in Chicago. Move in is expected by next spring.

Duke Realty developed Crossroads V at 801 N. Schmidt Road in March of this year. The Class A industrial building features 30-foot clear heights, 48 docks, four 12-foot by 14-foot drive-in doors, 110 parking spaces and 71 trailer parking spaces.

Maryland- Baltimore, MD
Computer Donation Management Inc. signed a 100,700-square-foot lease at 500 N. Point Road in Baltimore, MD.

The single-story, 100,700-square-foot, Class C industrial building was built in 1995 and is in the Baltimore southeast industrial submarket. The property includes six loading docks and has a clear height of 18 feet.

CDM is a Maryland corporation that recycles and reuses obsolete computer and electronic equipment. The company will move from 1601 Wicomico St. to the new location in the first quarter of next year.

Missouri- St. Louis, MO
Developers have secured financing for construction of the $100 million National Archives and Records Administration federal personnel records center in St. Louis, MO. The 474,690-square-foot records center, which will retain 800 jobs in the region, "is just months away" from breaking ground, with the first phase slated for completion in May 2011.

The U.S. General Services Administration (GSA) 15 months ago awarded the contract to secure 23.5 acres of land at 1829 Dunn Road for the construction of the National Personnel Records Center, which will be the largest national archives facility outside of greater Washington, D.C., with a central repository of personnel-related records for both military and civil service employees.

Despite the tight environment for commercial lending for large-scale projects, Barry Real Estate Cos. was able to bring in Las Vegas-based Molasky Group to secure the project financing, according to the St. Louis County Economic Council. The project will be built by a joint venture of Hardin Construction Company of Atlanta, GA and St. Louis-based Tarlton Corporation and designed by HKS of Dallas, TX.

Most National Archives operations will relocate from the Federal Records Center at 9700 Page Ave. to the new building, which will be located on land previously owned by North County automotive dealer Johnny Londoff. Other local National Archives facilities also will move to the facility.

The facility contains military records of millions of Americans, including Elvis Presley, Presidents John F. Kennedy and Dwight D. Eisenhower, and sports legends Roberto Clemente and Jackie Robinson. It's a repository of records for military veterans, former civilian federal employees, family members, as well as researchers and historians. It handles more that 1 million record requests annually.

Texas- Dallas, TX
CyrusOne, a data center colocation provider, secured $150 million in financing. The company will use the credit facility to expand its seven data centers in Texas, which total 480,000 square feet, including three facilities in Houston, three in Dallas and one in Austin.


Texas- Houston, TX
The Archdiocese of Galveston-Houston has chosen Turner Construction Co.’s Houston office to construct the 18,000-square-foot Our Lady of Lourdes Catholic Church on 20 acres at Highway 290 and Fairbanks North Houston Road in northwest Houston.

The church will be able to accommodate more than 1,200 worshipers upon completion in May 2010. Houston-based Jackson & Ryan Architects has been selected as the project architect.

The church exterior will consist of king-sized brick and a cast-iron trim and will be topped off with three copper shingle spires at the entry towers. The interior finishes will include vaulted ceilings with acoustical soundproofing, glass-fiber reinforced gypsum columns, marble stone and stained red oak wood trim.
Our Lady of Lourdes Catholic Church was established in 1994 and currently serves more than 850 families. It is part of the Archdiocese of Galveston-Houston, the largest Catholic Archdiocese in the state of Texas and the 11th largest in the United States.

Washington, DC
The Federal Energy Regulatory Commission leased 35,000 square feet at 1100 First St. NE in Washington, DC. FERC will occupy the space for 10 years and will relocate from 888 First St. NE. The agency is the first tenant reported for the 11-story, 348,000-square-foot office building. The property delivered in July and is the first building in the NoMa submarket to achieve LEED Gold certification. The U.S. General Services Administration represented FERC, while Evan Behr, Dan Dooley and Scott Franklin represented the owner, Tishman Speyer, in-house.

Washington, DC
The U.S. Department of Agriculture will occupy 330,000 square feet at Patriots Plaza III, a new office property at 355 E St. SW in Washington, DC. The U.S. General Services Administration inked the long-term deal on behalf of the USDA, which is consolidating five locations in the District and northern Virginia. The federal agency will occupy 87 percent of the building, including space on 11 of its 12 floors, starting next month.

Multi-Employer Property Trust owns Patriots Plaza III, a 380,087-square-foot, Class A building that delivered in September as part of Patriots Plaza, a 1 million-square-foot, three-phase office development in the heart of the Southwest submarket. It is walking distance from the National Mall and shares an outdoor plaza with Patriots Plaza I and II. Trammell Crow Co. developed and currently leases the project, while CBRE manages it. Patriots Plaza III is pre-certified LEED® Silver.
