Is Your Internet Marketing Clicking?

If you listen closely to your computer, you can hear a faint clicking sound. No, that’s not your hard drive dying on you. That’s the sound of movers across the country fighting for clicks on the Internet.

Pay per click (PPC) is becoming the marketing campaign of choice for movers of all shapes and sizes in most major markets. Its appeal is undeniable: Ad campaigns can be set up quickly, they’re inexpensive (you pay only when someone clicks on your ad) compared to other marketing alternatives and they’re very easy to monitor.

But beware. Not all clicks are created equal. In the New York market, we’re seeing a trend on Google of moving companies driving up the price for clicks on the most popular search phrases (such as “NY mover”). It’s basic supply and demand at work: Marketing dollars that used to be spent on Yellow Pages are being poured into pay per click campaigns, which is driving up the price for the most common keyword phrases.

Pick Your Clicks Carefully

Your strategy for getting solid commercial leads through pay per click is pretty simple. Stay away from general phrases like “moving company NY” or “storage NY” which can run you north of $15 a click. Instead, focus on niche keyword phrases that are undervalued(typically under $3 per click) in the market.

Following are some commercial keyword phrases that work for us in NY and that you may want to consider for your O&I marketing. Note: Make sure to substitute your city for NY:

California

Burlingame, CA- MacCorkle Insurance Service leased 18,074 square feet at 577 Airport Road in Burlingame, CA. The full service insurance brokerage will relocate from 1650 Borel Place in San Mateo, and will occupy the entire fifth floor of the new building in July. The Airport Boulevard property is a Class A, 133,900-square-foot office building located near San Francisco International Airport, Highway 101 and interstates 380, 280 and 92. Cupertino, CA- Panasonic Digital Concepts Center signed a 50,322-square-foot lease for seven years at 10900 N. Tantau Ave. in Cupertino, CA. Built in 2009, the two-story, 102,360-square-foot, LEED-silver office building sits on 5.6 acres in the Cupertino Crossing business park. Panasonic is scheduled to take occupancy in May. Todd Shaffer, Mary Blaser and Patty McGuigan with Cornish & Carey represented the landlord, Tate Diversified Development. Nancy Morse with Grubb & Ellis in San Jose represented Panasonic

San Francisco, CA- Yelp expanded to the top two floors of the 10-story building at 706 Mission in San Francisco, CA. The online social site already occupied floors three, seven and eight. This 20,000-square-foot expansion will put it in a total of 50,000 square feet in the building.

San Diego, CA - M2M Construction LLC signed a two-year, $129,000 lease for 3,064 square feet of office space in the Sunroad Corporate Centre at 4445 Eastgate Mall from Sunroad Eastgate Mall Partners LP. Eric Vann and Brunson Howard of Cushman & Wakefield represented the lessor, while the lessee represented itself.

Colorado

Denver, CO- Green, Manning, Bunch, an investment firm, signed a lease for 9,179 square feet at 1515 Wynkoop Street in Denver.

Florida

CORAL GABLES, FL - The law firm Colson Hicks Eidson has signed a 10-year lease to relocate its office to 255 Alhambra in Coral Gables. As the new lead tenant, the firm will occupy the penthouse floor and receive naming rights to the building. The expected move-in date is July 2010. Colson Hicks Eidson has leased the 17,000sf penthouse in the 13-story building.

FORT LAUDERDALE, FL - Crown CenterMidgard Management announced that Cruise One signed a lease for 17,000 sf at Crown Center. Cruise One will occupy 1201 W. Cypress Creek Road at Crown Center.

FORT LAUDERDALE, FL - Cushman & Wakefield announced that Specialty Sports Publications, an affiliate of Universal Sports Publications, has signed a lease for its first office in South Florida. Specialty Sports Publications signed a lease for 2,985sf on the third floor of the AmTrust Bank Plaza, at 8211 West Broward Blvd. in Plantation.


Georgia

Duluth, GA- Navicure signed a 23,000-square-foot lease at Overlook at Sugarloaf in Duluth, GA. The internet-based medical claims clearinghouse firm chose the new location to meet the company's continual growth. The six-story, 140,000 square-foot office building at 2055 Sugarloaf Circle was built in 2000 in Atlanta's Northeast submarket. Rob Metcalf, Brannan Moss and Shannon Gordon of Jones Lang LaSalle secured the deal for Navicure.

Illinois

Chicago, IL- Garrett Realty & Development, Inc. has announced that Galt Baby has signed a 10-year lease for approximately 5,000 square-feet at 1915 North Clybourn Avenue in Lincoln Park. Galt Toys + Galt Baby has offered unique and innovative children's products for over 30 years. It offers an extensive selection of strollers, baby gear, car seats, furniture, and toys. The new Lincoln Park store will be its third location with other stores currently in Northbrook Court and 900 North Michigan Avenue. The store is scheduled to open in Spring, 2010. Mable Gin of Maven Services Group represented Galt Baby in the transaction

Chicago, IL- Channel Velocity, Inc., an online channel-management services firm, has signed a five-year lease in 6,000-square-feet for its headquarters location on the top floor of this River North loft office building. Chad Tepley & David Schraufnagel from Garrett Realty & Development represented Channel Velocity in the transaction. Keith Weinstein from Winston Management represented the property's owner.

Glenview, IL- Navman Wireless has signed a long-term lease to relocate its global headquarters in 9,000 square feet of first-floor office space at Opus Gateway at The Glen in Glenview, Ill. Navman Wireless is one of the world's largest providers of Global Positioning System (GPS)-based vehicle tracking and fleet management solutions.Sean Kropke at CB Richard Ellis represented Opus North and Jon Knight of Knight Corporation represented Navman Wireless in the transaction.

Libertyville, IL- Noise Barriers LLC, a manufacturer and installer of sound control systems, inked a deal for the entire 46,612-square-foot building at 2001 W. Kelley Court in Libertyville, IL. It will take occupancy in June. The property is in the Northwind Business Center in the South Lake County Industrial submarket. Constructed in 2001 with reinforced concrete, the 46,612-square foot building features 10 percent office build-out, multiple loading docks and drive-in doors, heavy power and 22-foot clear heights. Mark Deady with GVA Chicago represented the tenant.

Massachusetts

Wakefield, MA- Epsilon, a leading marketing services firm, signed a 22,000-square-foot expansion lease at 601 Edgewater Drive in Wakefield, MA. This will bring the company’s total square footage occupied to 135,000 square feet. The building is a Class A, 145,983-square-foot office property in the Lynnfield/Wakefield submarket. Mike O'Leary and John Boyle of FHO Partners represented the tenant.

Minnesota

Eagan, MN- Toshiba Business Solutions leased 24,142 square feet at the Grand Oak Office V in Eagan, MN. The office equipment company signed for a four-year term. The 26,915-square-foot office building at 960 Blue Gentian Road was constructed in 1999 and is part of the Grand Oaks Business Park. The facility has 16,580 square feet of office space and 10,335 square feet of showroom space.

New Jersey

Parsippany, NJ- LEO Pharma Inc. leased 12,654 square feet at 1 Sylvan Way in Parsippany NJ. The pharmaceutical company is relocating its U.S. headquarters. The 150,000-square-foot office building is situated on 23 acres within the Mack-Cali Business Campus. The facility features top of the line amenities including a full service cafeteria, conference center and covered parking. CB Richard Ellis' Senior Vice Presidents Carolyn Sica and Kurt Burdack represented the tenant, while Brian Decillis and Diane Chayes of Mack-Cali Realty Corp. represented the landlord, in-house.

Tennessee

Nashville, TN- Grooms Engines, a remanufacturer of engines, leased the entire facility at 1414 Fourth Ave. S. in Nashville. The 109,515-square-foot distribution building was built in 1950 in the IBD Industrial submarket. Mike Russell and Ben McKnight of Horrell Co. represented the tenant in the transaction.

Texas

Austin, TX- St. Jude Medical Inc., a medical device and tech developer, leased 91,569 square feet at 6300 Bee Caves Road in Austin. Known as Palisades West II, the Class A, 156,872-square-foot office building was constructed in 2008. It is in the Southwest submarket and is currently seeking LEED certification. Mike Brown of Cousins Properties Inc. represented the landlord, Palisades West LLC. John Childers of Jones Lang LaSalle represented the tenant.

Houston, TX- KBR signed the largest office deal in the United States in nearly two years, leasing a total of 1.2 million square feet in Houston. Brookfield Properties extended the construction company's 700,000-square-foot headquarters lease at KBR Tower, as well as a 300,000-square-foot lease at 500
Jefferson St. KBR is also taking an additional 234,000 square feet in both office buildings. The renewal annuls KBR's previously announced plans to relocate its headquarters to nearby Katy, TX, where the company had been planning a 910,000-square-foot campus. Those plans came to a standstill after the market took a tumble at the end of 2008, but the company maintained its intent on relocating to West Houston at a later time. Now, KBR has opted to stay downtown, its home for about 20 years.

Wisconsin

Wales, WI- Maddison Automotive, Inc. recently leased the 11,651-square-foot former Just Oak and More building located in Wales, Wis., from Kim's Real Estate LLC. James Young of Milwaukee-based Colliers Barry brokered the transaction. Maddison Automotive will open a new auto repair business at this location, and was attracted to this building due to its exposure on Wales Road, also known as Highway 83.

Milwaukee, WI- CCR Acquisitions has leased the 21,172-square-foot former Badger Wholesale building in Hartland, Wis., from Myra Properties LLC. James Young of Colliers Barry brokered the transaction. The tenant will relocate from its existing Brookfield, Wis., location and expand its silk-screening and distribution operations.
