O&I Buzz Activity 2-16-10

California

Buena Park, CA- Third-party logistics company Saddle Creek Corp. is renewing and expanding at 6565 Knott Ave. in Buena Park, CA, leasing 626,304 square feet. The 668,335-square-foot industrial building was built in 1962 and renovated in 2001. Saddle Creek, which already occupies about half of the building, is moving its new space at the end of 2010.

Los Angeles, CA-Fandango, a Web site frequented by moviegoers for ticket purchases and all things movie related, signed a seven-year lease to renew 17,865 square and expand into 12,135 square feet at 12200 W. Olympic Blvd. in Los Angeles. One of three Class A office buildings in the Westside Media Center, the 150,302-square-foot property won a 2009 BOMA award for "The Outstanding Building of the Year." Fandango will move onto the fourth floor of the property in the second quarter.

Santa Rosa, CA- Siduri Wines, a 15-year-old wine manufacturer, signed a 10-year lease for 30,000 square feet in the industrial building at 981 Airway Court in Santa Rosa, CA. San Jose, CA- Align Technology Inc. fully leased two buildings in Valley Research Centre in San Jose for a total of 129,024 square feet. The Santa Clara-based medical device company signed a 7-year deal. Located at 2560 and 2570 Orchard Parkway, the two-story flex facilities were built in 1999 and measure 64,512 square feet each. Align Technology is relocating its headquarters from 881 Martin Ave. in Santa Clara in June. George Fox and Hamilton Southworth of Studley in Palo Alto represented the tenant.

District of Columbia

Washington, DC-Fried, Frank, Harris, Shriver & Jacobsen LLP is relocating its Washington, DC office, leasing 102,000 square feet at Lafayette Tower. The international law firm signed a 16-year deal, slated to commence in about a year.

The 11-story, 245,000-square-foot office tower at 801 17th St. N.W. delivered early last year, near the White House and Lafayette Park. Designed by architects Kevin Roche, John Dinkeloo & Associates LLC (KRJDA) and developed by Louis Dreyfus Property Group, Lafayette Tower is the first office building in the District to be certified LEED Platinum, and one of only two such buildings in the United States.


Florida

Jacksonville, FL- Cardinal Straws signed a lease for 50,539 square feet of industrial space at 5515 W. Fifth St. in Jacksonville, FL. The company produces and delivers a full range of straw products. The property at 5515 W. Fifth St. is a 102,418-square-foot industrial building that was built in 1969.

St. Petersburg, FL- Galen College of Nursing signed a seven-year, 35,000-square-foot sublease in the Danka Building at the Roosevelt Corporate Center in St. Petersburg, FL. The Louisville-based technical school will occupy part of the second floor. The four-story, 166,036-square-foot office building at 11101 Roosevelt Blvd. was built in 2003 in the Gateway submarket. Tim Kilkelly of CNL Commercial Real Estate represented Konica Minolta, the sublandlord. Jack Hoskins of CB Richard Ellis represented Galen College of Nursing.


Georgia

Atlanta, GA- Turner Construction was also awarded a $63 million contract by the Georgia Institute of Technology to provide construction services on the G. Wayne Clough Undergraduate Learning Commons, set for delivery in May 2011. The 220,000-square-foot Learning Commons will include classrooms, science labs, lecture halls, a Language Resource Center and other learning facilities.

Atlanta- GA- Transwestern signed a 12,537-square-foot lease at Tower Place 100 at 3340 Peachtree Road in Atlanta, GA. The company is moving its southeast regional headquarters from Tower Place 200. The 29-story, 609,936-square-foot, Class A office building was built in 1974 and is in the Upper Buckhead submarket. Greg Baxendale, a Transwestern vice president, represented the tenant in-house


Illinois

Chicago, IL-The Federal Deposit Insurance Corp. (FDIC) said last week that it is opening a temporary satellite office northwest of Chicago to manage receiverships and liquidate assets from failed banks in the Midwest. The government-owned company signed a three-year lease for about 150,000 square feet at 200 N. Martingale Road in Schaumburg, IL. Occupancy is scheduled for April.


Kansas

Kansas City, KS-Performance Auto Group acquired 8 acres in Kansas City, KS, where it plans to construct a 36,000-square-foot building to LEED specifications to be the new home of Performance Toyota of Kansas City. The groundbreaking date is set for March and it is estimated to complete by November. They are currently located at 7301 State Avenue Kansas City, KS.

Maryland

Fulton, MD- The United Methodist Church, Baltimore-Washington Conference, acquired a 1.53-acre land parcel in the Maple Lawn development at 11711 E. Market Place in Fulton, MD, from Greenebaum & Rose Associates for $1.26 million, or about $823,529 per acre. The organization purchased the land to build a new conference center -- a 34,375-square-foot, 2.5-story office building. The group plans to relocate from 7178 Columbia Gateway Drive in Columbia to its new building when construction is completed this August

Massachusetts

Peabody, MA- Barton & Associates Inc., an executive search company, signed a 21,732-square-foot lease to relocate its corporate offices to 10 Dearborn Road in Peabody, MA. The three-story, 42,345-square-foot office building was built in 2001 in the Peabody/Salem submarket. Demetri Koutrouvelis of Studley represented Barton & Associates.

New Jersey

Eatontown, NJ- Wentworth Group is relocating its headquarters, signing a 10-year deal for 15,500 square feet at 17-21 Christopher Way in Eatontown, NJ. The property management services firm expects to take occupancy in second quarter 2010. The 45,000-square-foot flex building was built in 2000 in the Eastern Monmouth Industrial submarket.

South Brunswick, NJ-Late last month, Williams-Sonoma fully leased Middlesex I, a 1.35 million-square-foot distribution center in South Brunswick, NJ. IDI signed the kitchenware and home furnishings retailer to a 12-year term, set to commence in June. Located near the ports of New Jersey and New York at 340 Middlesex Center Blvd., the distribution building delivered in 2007. It is the first of three facilities that will comprise IDI's Middlesex Center, a 2.5 million-square-foot industrial park currently under development. Williams-Sonoma is consolidating from two other locations and intends to use the facility to serve its northeastern and international operations.

Ohio

Cleveland, OH- Rosetta, a digital interactive marketing agency based in New Jersey, leased 80,000 square feet at 629 Euclid Ave. in Cleveland, OH, in a 10-year lease deal. The company plans to renovate the 11th through 15th floors to create more open workspaces with modern fixtures and glass windows. Rosetta plans to add the 17th floor to create a penthouse office space to accommodate a conference room, training center and a cafe. Renovations have begun and Rosetta will occupy the space in September.

Pennsylvania

Hatboro, PA- Benjamin Foods leased the entire industrial facility at 1001 S. York Road in Hatboro, PA. The food distributor plans to move into the space in March. The 122,432-square-foot distribution building was built in 1973 in the East Montgomery County Industrial submarket. Patrick Brady and Paul French of Binswanger represented the landlord, Vornado Realty Trust. Chris Pennington, also of Binswanger, represented the tenant.

Concord Township, PA- Crozer-Keystone Health System signed a 12-year lease for 42,000 square feet in the proposed building at 500 Evergreen Drive in Concord Township, PA. The health care provider currently occupies 64,500 square feet in a neighboring building and is expanding to the new location spring 2011. The three-story, 60,000-square-foot medical office building is scheduled to break ground in April 2010 and deliver in 2011.

Perry Township, PA- Shaft Drillers International, a global company in the heavy, civil and underground mining construction industries, will relocate its corporate headquarters to Greene County, PA, Pennsylvania Gov. Edward G. Rendell said. Shaft Drillers will move its headquarters to a proposed 44,500-square-foot building at the Meadowridge Business Park in Perry Township, helping to retain 146 existing employees and create 100 jobs in southwestern Pennsylvania. The project was coordinated through the Governor's Action Team, economic development professionals who work directly with businesses that are considering locating or expanding in the state.


Tennessee

Nashville, TN- Computer Science Corp. (CSC), a technology software provider based in Falls Church, VA, leased 11,244 square feet at 2525 Perimeter Place Drive in Nashville, TN. The 135,355-square-foot flex building was built in 1986 in the East Industrial submarket. It is part of the Greenbriar Business Park. Bruce Bourque of Jones Lang LaSalle represented the tenant.


Virginia

Arlington, VA- Centra Technology, a government contractor, signed a 10-year lease for 44,186 square feet in the office building at 4121 Wilson Blvd. in Arlington, VA. The 11-story building totals 175,058 square feet in the Stafford Place II office park. Centra’s lease includes a renewal of 21,986 square feet and an expansion of 22,200 square feet to occupy the second, third and eighth floors. Centra is a high-technology small business providing security, analytic, technical, engineering and management support to the government and private sectors.
