New O & I Leads For Week of 1-11-10

Arizona

Phoenix- The Hearing Office for Social Security Administration has leased 16,623 square feet of office space at 18444 N. 25th Ave. in Phoenix for 15 years. The government agency plans to occupy the space in June. The four-story, 160,000-square-foot office building delivered in 1982 in the Deer Valley/Airport submarket. Farmers Insurance Group occupies the rest of the building. Ashley Brooks, James Bayless and Kelley Morrison of CB Richard Ellis represented the landlord, WCR Phoenix One LLC.

Phoenix- Polsinelli Shughart PC signed a 10-year lease deal for 45,000 square feet at the CityScape building in Phoenix. The law firm is taking occupancy of the 17th and 18th floors in June of 2010. It is the fifth law firm to sign on with CityScape. The 27-story office tower building at 1 E. Washington St. is in the heart of downtown Phoenix, across from the Phelps Dodge Corp. building. Currently under construction, the building is due to deliver in March 2010. Jerry Roberts, Corey Hawley and Jim Fijan of CB Richard Ellis represented the landlord, RED Development.

California

San Diego- Grant Thornton LLP leased 10,544 square feet at 12220 El Camino Real in San Diego. The accounting firm signed a 10-year deal, valued at $4.2 million. The four-story, 56,552-square-foot office building was constructed in 1998. Grant Thornton will occupy a portion of the third floor. The property is part of the Executive Center Del Mar, a two-building office park in the Del Mar Heights/Carmel Valley submarket. Joe Anderson, Dave Odmark and Rick Reeder of Grubb & Ellis|BRE Commercial represented the landlord, Prudential Real Estate Investors. Mike Macie of Cushman & Wakefield represented the tenant.

Connecticut

New Haven- LeClair Ryan signed an 11-year lease to occupy 13,881 square feet at 545 Long Wharf Drive in New Haven, CT. Located in the Long Wharf Maritime Center, the 275,000-square-foot, nine-story office building was built in 1988. Robert Motley and Evan O'Brien of Cushman & Wakefield represented the landlord, New Boston Fund Inc. James Ritman and Daniel Levine of Newmark Knight Frank represented the tenant.

District of Columbia

Washington, DC-Akridge signed Sutherland Asbill & Brennan LLP to a 15-year, 156,676-square-foot office lease at its new 300,000-square-foot office property in Washington, DC’s East End submarket. Sutherland, a law practice with nearly 500 attorneys in five major markets, will occupy floors five to 10 in the 12-story building at 700 Sixth St. NW. Move in is planned for Jan. 1, 2013.

The law firm will relocate from three area offices including its biggest space at Willco Construction’s 216,900-square-foot, 13-story building at 1275 Pennsylvania Ave. NW. Sutherland currently occupies about 105,000 square feet with a lease expiration in three years.

Florida

Boca Raton- Schmier & Feurring Properties Inc. broke ground on its new LEED registered office building in Boca Raton, FL. The three-story, 32,000-square-foot office building at 2200 Butts Road will be the new headquarters of Schmier & Feurring and will serve as a regional office for its partner, Victory Wholesale Group. Delivery is expected in Fall 2010.

Jacksonville- Jacksonville-based Orange Tree Hot Dogs was founded in 1968. Today, under its third generation of family ownership, the company estimates it sells more than 1 million hot dogs each year.

The company began franchising in 2007 when it had two restaurants in Jacksonville. Since, the company has seen the opening of nine new restaurants in the Jacksonville area. Later this month, however, the first Orange Tree Hot Dogs location outside of Jacksonville is set to open at the University of Florida in Gainesville. New restaurants in St. Augustine, Orlando and Atlanta are on the schedule to open this year as well. The company has penciled in a general plan to open five new restaurants annually. Locations in Daytona, Tallahassee, Ocala and Tampa are expected to come first, followed by eventual expansion throughout the southeast.

Illinois

Chicago- Redbox Automated Retail has renewed its headquarters lease in the Oakbrook Terrace Tower, just west of Chicago. The DVD rental kiosk owner signed an 11-year deal with GE Capital Real Estate for nearly 137,000 square feet.

Slated to commence in August, the lease is comprised of 112,370 square feet in the office tower, plus 24,555 square feet of new space in the annex. Redbox is due to pay $28 million over the course of the lease, plus taxes and construction/operating costs. Additional terms include options to extend the lease for five years and/or rent additional space in the building. Redbox can also cancel the lease after the sixth year of the term.


Indiana

Indianapolis- Defender Direct Inc., a technology distributor and service provider, signed a five-year lease for 23,066 square feet at 3939 Priority Way South Drive in Indianapolis. The four-story, 84,178-square-foot office building was built in 1985 in The Precedent Office Park in the Keystone Crossing submarket. Rick Trimpe of CB Richard Ellis represented the owner, HDG Mansur Investment Services LLC. Scott Lindenberg and Ronald Foster of Echelon Realty Advisors represented Defender Direct Inc.


Maryland

Baltimore- RSM McGladrey Inc., a consulting and wealth management firm, signed a 38,803-square-foot sublease at the new Legg Mason Tower at 100 International Drive in Baltimore, MD. The tenant will relocate to the 13th and 16th floors at the new Harbor East location from its current Timonium location this summer. The 24-story, 590,109-square-foot, Class A office building is in the Baltimore Southeast submarket. Douglas Brinkley and Walter Pinkard of Colliers Pinkard represented the sublandlord, Legg Mason. L. Bruce Matthai of Colliers Pinkard represented RSM McGladrey


Texas

Austin- US Screen Corp., a company that specializes in projection screen technology, leased 22,206 square feet in the industrial building at 2105 Denton Drive in Austin. The 22,206-square-foot industrial building was constructed in 1982 and is part of the Rutland Center. It is in the North Industrial submarket. Daniel Farrar of Stream Realty Partners represented the landlord, PS Business Parks Inc. Su Kosub of Grubb & Ellis represented the tenant.


Washington

Lacey- Skookum signed a five-year lease for 301,000 square feet at the First Park Meridian industrial campus in Lacey, WA. The organization, which helps create jobs for people with disabilities, took all of buildings D & E at 130,500 square feet each and 40,000 square feet in building F. Skookum is providing services to defense contractor Agility Logistics. The buildings, located at 9107, 9107 and 9225 Polaris Lane N.E., delivered in late 2008 and early 2009. Vanessa Herzog and Todd Clarke of GVA Kidder Mathews in Tacoma represented the landlord, First Industrial Reality Trust Inc. Eamon McCrann of Lincoln Property Co. in Arlington, VA, represented the tenant.
